أعلنت الهيئة العامة للعقار فرز أكثر من 17 مليون متر مربع لأكثر من 55 ألف وحدة عقارية خلال النصف الأول من عام 2025، محققةً نمواً بنسبة 29% مقارنةً بالفترة ذاتها من العام السابق 2024م، مما يعكس حيوية السوق ونموها.
وأوضحت أن عدد طلبات الفرز عبر منصة «فرز الوحدات العقارية» تجاوزت 7 آلاف طلب خلال النصف الأول من العام الحالي، بزيادة بلغت 23% عن الفترة ذاتها من العام الماضي، إذ سجّلت الأمتار المفروزة المميزة ارتفاعًا بنسبة 80% لتصل إلى أكثر من 14 مليون متر مربع خلال النصف الأول من 2025، مقارنةً بـ 7 ملايين متر مربع في فترة مماثلة من العام السابق.
وبينت الهيئة أن «برنامج فرز الوحدات العقارية» يُتيح فرز أو إعادة فرز المباني والمجمعات العقارية إلى وحدات عدة مستقلة، أو إعادة توزيع الأجزاء بالدمج أو التقسيم، بما يوضح الحقوق والالتزامات المرتبطة بالأجزاء المشتركة، وتقدم الخدمة عبر المكاتب الهندسية والمساحية المعتمدة، ويتم بعد التدقيق والموافقة إصدار محاضر الفرز إلكترونيّاً وإرسالها إلى جهة الاختصاص لإصدار صكوك الملكية، كما يرتبط البرنامج تقنيّاً مع منصة «بلدي» للتحقق من الرخص الإنشائية، في إطار مساعي الهيئة إلى توفير حلول تنظيمية تعزز الشفافية وتدعم استدامة القطاع العقاري.
يُذكر أن الهيئة طوّرت عدداً من الخدمات والتحسينات على منصة «فرز الوحدات العقارية» من أبرزها: خدمة تقديم طلب فرز إلكتروني، التي تُمكّن مالك العقار من التعاقد مع المكاتب الهندسية عبر المنصة لرفع العقار مساحياً وتقديم طلب الفرز إلكترونياً، بما يسهّل اختيار المكتب الهندسي، وينظّم العلاقة التعاقدية، ويحفظ حقوق جميع الأطراف، ويُسهم في رفع جودة وسرعة إنجاز الطلبات.
The General Authority for Real Estate announced the sorting of more than 17 million square meters for over 55,000 real estate units during the first half of 2025, achieving a growth rate of 29% compared to the same period of the previous year, 2024, reflecting the vitality and growth of the market.
It clarified that the number of sorting requests through the "Real Estate Units Sorting" platform exceeded 7,000 requests during the first half of the current year, an increase of 23% compared to the same period last year, as the sorted distinctive square meters recorded an increase of 80%, reaching more than 14 million square meters during the first half of 2025, compared to 7 million square meters in a similar period of the previous year.
The authority indicated that the "Real Estate Units Sorting Program" allows for the sorting or re-sorting of buildings and real estate complexes into several independent units, or the redistribution of parts through merging or division, clarifying the rights and obligations associated with the common parts. The service is provided through accredited engineering and surveying offices, and after auditing and approval, sorting minutes are issued electronically and sent to the relevant authority for the issuance of ownership deeds. The program is also technically linked with the "Baladi" platform to verify construction licenses, as part of the authority's efforts to provide regulatory solutions that enhance transparency and support the sustainability of the real estate sector.
It is noteworthy that the authority has developed a number of services and improvements on the "Real Estate Units Sorting" platform, the most prominent of which is the electronic sorting request submission service, which enables the property owner to contract with engineering offices through the platform to survey the property and submit the sorting request electronically, facilitating the selection of the engineering office, organizing the contractual relationship, safeguarding the rights of all parties, and contributing to improving the quality and speed of processing requests.
