صعد الرقم القياسي لأسعار العقارات في المملكة العربية السعودية خلال الربع الثاني من العام الحالي 2025 بنسبة 3.2% مقارنة بنفس الفترة من عام 2024، وذلك وفقاً لما أظهرته البيانات الصادرة عن الهيئة العامة للإحصاء.
وبحسب البيانات، سجل الرقم القياسي لأسعار العقارات ارتفاعاً إلى 105 نقاط خلال الربع الثاني 2025 وفقاً لسنة الأساس 2023، مقارنةً بـ101.79 نقطة خلال الربع الثاني 2024.
وأوضحت بيانات الهيئة أن الرقم القياسي لأسعار العقارات السكنية ارتفع بنسبة 0.4% خلال الربع الثاني، ليبلغ 101.57 نقطة، مقارنةً بنفس الفترة من عام 2024.
وأشارت إلى أن الرقم القياسي لأسعار الوحدات التجارية ارتفع بنسبة 11.7% ليبلغ 115.69 نقطة خلال الربع الثاني، مقارنةً بنفس الفترة من عام 2024.
وذكرت أن الرقم القياسي لأسعار الأراضي الزراعية انخفض بنسبة 0.9% ليبلغ 102.63 نقطة خلال الربع الثاني، مقارنةً بنفس الفترة من عام 2024.
وفيما يتعلق بتحركات أسعار العقارات حسب المناطق الإدارية، فقد شهد الارتفاع السنوي لمنطقة تبوك النسبة الأعلى وذلك بنحو 4.7%، ثم المنطقة الشرقية، ومكة المكرمة بنسبة 4.2% و3.9% على التوالي.
يذكر أن المؤشر يشمل ثلاثة قطاعات رئيسية تتكون من عدة أصناف عقارية: قطاع سكني ويتكون من الأصناف التالية (قطعة أرض، فيلا، شقة ودور)، قطاع تجاري ويتكون من الأصناف (قطعة أرض، عمارة، معرض/محل)، قطاع زراعي ويندرج تحته صنف واحد هو الأرض الزراعية.
وكانت هيئة الإحصاء قد اعتمدت منهجية جديدة لاحتساب الرقم القياسي لأسعار العقارات ابتداء من الربع الثالث 2024، وذلك بالتعاون مع الهيئة العامة للعقار، ووزارة العدل، والبنك المركزي السعودي، وحددت عام 2023 كسنة أساس.

The real estate price index in the Kingdom of Saudi Arabia rose by 3.2% during the second quarter of the current year 2025 compared to the same period in 2024, according to data released by the General Authority for Statistics.
According to the data, the real estate price index increased to 105 points during the second quarter of 2025 based on the base year 2023, compared to 101.79 points during the second quarter of 2024.
The Authority's data indicated that the residential real estate price index rose by 0.4% during the second quarter, reaching 101.57 points, compared to the same period in 2024.
It noted that the commercial unit price index increased by 11.7%, reaching 115.69 points during the second quarter, compared to the same period in 2024.
It mentioned that the agricultural land price index decreased by 0.9%, reaching 102.63 points during the second quarter, compared to the same period in 2024.
Regarding the movements in real estate prices by administrative regions, the annual increase in the Tabuk region was the highest at about 4.7%, followed by the Eastern Province and Makkah with increases of 4.2% and 3.9% respectively.
It is worth noting that the index includes three main sectors consisting of several real estate categories: the residential sector, which includes the following categories (land plot, villa, apartment, and floor); the commercial sector, which includes (land plot, building, showroom/shop); and the agricultural sector, which includes one category, agricultural land.
