كشفت وزارة البلديات والإسكان المواصفات الفنية لمظلات السيارات داخل حدود الملكية، وذلك من خلال الدليل الفني الخاص، الذي اطلعت «عكاظ» على نسخة منه.
ونص الدليل على عدم تجاوز المظلة حدود الملكية بأي حال من الأحوال، وأن لا يتجاوز بروز المظلة 3.80 متر بحد أقصى، وأن لا يتجاوز ارتفاعها 3 أمتار بحد أقصى أيضاً.
كما منع التنظيم الجديد تغطية جوانب المظلة بالأشرعة أو بامتداد كامل الهيكل الإنشائي، ومنع إنشاء المظلات في المواقف الواقعة على زاوية الارتداد لعدم حجب الرؤية لقائدي المركبات، إضافة إلى ضرورة الالتزام بنموذج موحد للمظلات لمواقف المبنى الواحد وكذلك الالتزام بتوحيد أبعاد تنفيذ المظلات.
وألزم الدليل الفني أصحاب المساكن عند تنفيذ المظلات بأن لا يتجاوز تثبيت عمود المظلة نصف متر من الرصيف كحد أقصى، وأن لا يتجاوز عرض عمود المظلة 35 سنتيمتراً.
كما منع الدليل الفني الخاص بإنشاء المظلات استخدام الأخشاب غير المعالجة لمقاومة الحريق وأقمشة البوليستر والشينكو والمواد القابلة للاشتعال من أجل إنشاء المظلات، في حين سمح باستخدام الحديد واللاكسان وقماش PVC وغيرها من المواد التي وردت في الدليل.
كما أكدت الوزارة في الدليل ضرورة استعمال الألوان الواردة في الأكواد العمرانية أو الموجهات التصميمية للمنطقة التي يقع فيها المبنى أو أكواد الألوان الموجودة في الدليل مع ضرورة خلو أرضيات المظلات من الحفر أو التشوهات وأن تتم سفلتتها أو رصفها بالانترلوك بشكل كامل.

The Ministry of Municipalities and Housing has revealed the technical specifications for car canopies within property boundaries, through its technical guide, a copy of which "Okaz" has obtained.
The guide stipulates that the canopy must not exceed the property boundaries under any circumstances, that the canopy's projection must not exceed 3.80 meters at maximum, and that its height must not exceed 3 meters at maximum as well.
The new regulations also prohibit covering the sides of the canopy with sails or extending the entire structural framework, and they prevent the construction of canopies in parking areas located at the setback corner to avoid obstructing the view for vehicle drivers. Additionally, there is a requirement to adhere to a standardized model for canopies for each building's parking, as well as to unify the dimensions for the implementation of the canopies.
The technical guide obliges homeowners when constructing canopies not to exceed the installation of the canopy pole half a meter from the sidewalk at maximum, and that the width of the canopy pole must not exceed 35 centimeters.
The technical guide for constructing canopies also prohibits the use of untreated wood for fire resistance, polyester fabrics, and flammable materials for the construction of canopies. However, it permits the use of iron, lexan, PVC fabric, and other materials mentioned in the guide.
The ministry also emphasized in the guide the necessity of using the colors specified in the urban codes or design guidelines for the area where the building is located, or the color codes found in the guide, with the requirement that the surfaces of the canopies be free of pits or deformities and that they be completely paved or asphalted with interlocking bricks.
