في خطوة تعتبر الأولى من نوعها في المنطقة الشرقية، أعلنت شركة رفاد للاستثمار والتطوير العقاري، إحدى شركات مجموعة القحطاني القابضة، عن الإطلاق الرسمي لمشروع «مِراف ديستريكت» في مدينة الخبر، كوجهة نوعية رائدة تجمع بشكل متكامل بين السكن والعمل والترفيه والضيافة، في بيئة واحدة نابضة بالحياة، حيث يأتي هذا المشروع المميز ضمن برنامج تطوير مستمر متعدد المراحل، يعكس تجربة حضرية رائدة تسهم في تحقيق مستهدفات رؤية المملكة 2030.
يقع المشروع على مساحة 42 ألف متر مربع ومساحة بناء بما يقارب 200 ألف متر مربع في موقع إستراتيجي بمدينة الخبر، على طريق الملك فيصل، وبإطلالة على داون تاون الخبر. ويضم أربعة مكونات رئيسية مع إمكانية الدخول للبلازا بشكل مباشر، مساكن مِراف المكوّنة من برجين بارتفاع 18 طابقًا بإجمالي 152 وحدة سكنية مزوّدة بمرافق رياضية وترفيهية، إلى جانب برج الأعمال بإطلالة بانورامية بارتفاع 18 طابقًا بمساحة تأجيريه تتجاوز 20 ألف متر مربع، والبلازا الذي يشكّل مركزًا تجاريًا حيويًا يضم وحدات تتنوع بين مطاعم ومقاهٍ ومعارض تجزئة وعيادات صحية ونادٍ رياضي ومساحات ترفيهية، بالإضافة إلى فندق «إنديغو» الذي يضم 240 وحدة فندقية ويقدم تجربة ضيافة راقية تمزج بين الطابع المحلي والمعايير العالمية.
كأحد أبرز المشاريع التطويرية متعددة الاستخدام في المنطقة الشرقية، يعد مشروع «مراف ديستريكت» إضافة نموذجية تدعم التنويع الاقتصادي، وتعزز الابتكار في القطاع العقاري، وتؤكد على مستهدفات جودة الحياة داخل المملكة. ويُنفذ مشروع «مراف ديستريكت» بالشراكة مع نخبة من الجهات العالمية المتخصصة، بما يعكس الالتزام بأعلى معايير الجودة. حيث يتولى المكتب العالمي جينسلر Gensler تصميم المشروع، مستندًا إلى خبراته العميقة في تطوير الوجهات الحضرية التي تدمج بين الإبداع والوظيفية، مع مراعاة الطابع المحلي.
أما شركة جي إل إل JLL، الرائدة في مجال الخدمات العقارية والاستشارية بخبرة تتجاوز 200 عام، فتتولى إدارة إستراتيجيات التأجير لضمان استقطاب المستأجرين الأمثل وتعظيم القيمة السوقية. وفي الجانب المالي، توفر شركة Colliers الدعم التحليلي والاستشاري عبر دراسات جدوى دقيقة ومؤشرات استثمارية مدروسة تدعم استدامة المشروع. كما تتولى مجموعة IHG Hotels & Resorts تشغيل «فندق إنديغو» ضمن المشروع، وهو فندق عالمي يعكس طابعًا عصريًا وتجربة فندقية تستلهم خصوصية المكان وتثري تجربة الزوار والمقيمين.

In a move considered the first of its kind in the Eastern Province, Rafad Investment and Real Estate Development Company, part of the Al-Qahtani Holding Group, announced the official launch of the "Miraf District" project in the city of Khobar, as a leading quality destination that seamlessly integrates living, working, entertainment, and hospitality in a vibrant environment. This distinctive project is part of a continuous multi-phase development program that reflects a pioneering urban experience contributing to achieving the goals of Saudi Vision 2030.
The project is located on an area of 42,000 square meters with a built-up area of approximately 200,000 square meters in a strategic location in Khobar, on King Faisal Road, overlooking downtown Khobar. It includes four main components with direct access to the plaza: Miraf residences consisting of two towers with 18 floors totaling 152 residential units equipped with sports and recreational facilities, in addition to a business tower with a panoramic view, also 18 floors high, with a leasable area exceeding 20,000 square meters, and a plaza that forms a vibrant commercial center housing units ranging from restaurants and cafes to retail shops, health clinics, a gym, and recreational spaces, in addition to the "Indigo" hotel, which includes 240 hotel units and offers a luxurious hospitality experience that blends local character with international standards.
As one of the most prominent mixed-use development projects in the Eastern Province, the "Miraf District" project is a model addition that supports economic diversification, enhances innovation in the real estate sector, and emphasizes the quality of life targets within the Kingdom. Additionally, IHG Hotels & Resorts is responsible for operating the "Indigo Hotel" within the project, which is a global hotel reflecting a modern character and a hotel experience that draws inspiration from the uniqueness of the location, enriching the experience of visitors and residents.
