شدد المتحدث باسم الهيئة العامة للعقار تيسير المفرج، عبر «عكاظ»، أن مخالفة ضوابط الإعلان العقاري تُعد إخلالاً مباشراً بنظام الوساطة العقارية ولائحته التنفيذية
وأكدأن المسؤولية النظامية تشمل جميع الأطراف المرتبطة بالنشاط، سواء الوسيط العقاري أو مقدم الخدمة أو أي جهة مشاركة في نشر الإعلان.
وأوضح أن المخالفات لا تقتصر على الإعلان فقط، بل تشمل طيفاً واسعاً من التجاوزات، من بينها ممارسة النشاط دون ترخيص، أو نشر معلومات مضللة أو غير دقيقة، أو الإخلال بالالتزامات المهنية والتنظيمية، وهو ما يؤثر بشكل مباشر على شفافية السوق وحماية حقوق المتعاملين.
وبيّن المفرج أن العقوبات تُطبّق وفقاً لجسامة المخالفة وتكرارها، وتبدأ بالإنذار، وقد تصل إلى تعليق الترخيص أو إلغائه، إضافة إلى فرض غرامات تصل إلى 200 ألف ريال، مع إمكانية مضاعفتها في حال تكرار المخالفة.
وأشار المتحدث إلى أن الإجراءات تأتي ضمن جهود الهيئة لتعزيز موثوقية السوق العقارية، ورفع مستوى الامتثال، وترسيخ بيئة تنظيمية تحفظ حقوق جميع الأطراف، وتحد من الممارسات المخالفة.
The spokesperson for the General Authority for Real Estate, Taysir Al-Mufrej, emphasized through "Okaz" that violating the regulations of real estate advertising constitutes a direct breach of the real estate mediation system and its executive regulations.
He confirmed that the legal responsibility includes all parties involved in the activity, whether the real estate broker, the service provider, or any entity participating in publishing the advertisement.
He clarified that violations are not limited to advertising alone but encompass a wide range of transgressions, including conducting activities without a license, publishing misleading or inaccurate information, or breaching professional and regulatory obligations, which directly affects market transparency and protects the rights of participants.
Al-Mufrej indicated that penalties are applied according to the severity and recurrence of the violation, starting with a warning and potentially leading to the suspension or cancellation of the license, in addition to imposing fines of up to 200,000 riyals, with the possibility of doubling them in case of repeated violations.
The spokesperson pointed out that these measures are part of the Authority's efforts to enhance the reliability of the real estate market, raise the level of compliance, and establish a regulatory environment that protects the rights of all parties and limits non-compliant practices.
