أعلن صندوق التنمية العقارية اليوم استحداث آلية جديدة لصرف الدفعات التمويلية والدعم السكني لمستفيدي منتجي «البناء الذاتي» و«أرض وقرض»، ممن تجاوزوا 36 شهراً دون استكمال مراحل بناء منازلهم.
وأوضح الصندوق العقاري في بيان صحفي أن الآلية الجديدة تأتي في إطار حرصه على ابتكار حلول مستدامة؛ تهدف إلى معالجة التحديات التي واجهت مستفيدي «البناء الذاتي» و «أرض وقرض» بما يسهم في تمكينهم من صرف الدفعات التمويلية، وإعادة الدعم السكني، واستكمال مراحل بناء منازلهم بكل يسر وسهولة.
وبيَّن أن الآلية تتيح للمستفيدين إكمال مراحل بناء منازلهم بما لا يتجاوز صرف 6 دفعات تمويلية وفق شروط وضوابط تضمن استمرارية الدعم السكني حتى التحقق من الجاهزية الكاملة للسكن.
وأكد أن من أبرز شروط صرف الدفعة الثانية لمستفيدي «البناء الذاتي» إنجاز ما لا يقل عن 40% من مراحل البناء، فيما لا يُشترط تحقيق نسبة إنجاز لمستفيدي «أرض وقرض» عند تقديم الطلب، مع استثناء من لم يصرف الدفعة الأولى من شرط تحديث مراحل البناء ويمكنهم الاستفادة من الآلية.
وأشار الصندوق العقاري إلى أن من مزايا الآلية إعادة الدعم السكني بأثر رجعي للمستفيدين بعد صرف الدفعة التمويلية، بما يُمكّنهم من استكمال بناء مساكنهم وفق احتياجاتهم، ضمن إطار حوكمة ومنهجية تضمن تحقق الجاهزية السكنية، منوهاً إلى أهمية التزام المستفيدين بتحديث مراحل البناء بعد صرف كل دفعة خلال مدة لا تتجاوز 12 شهراً من تاريخ صرف الدفعة التمويلية لضمان استمرارية الدعم السكني.
واختتم الصندوق العقاري بيانه بالتأكيد على أن الآلية الجديدة تتيح للمستفيدين الراغبين في استكمال بناء مساكنهم تقديم طلب تمديد المهلة من خلال البوابة الإلكترونية للصندوق عبر الرابط: https://portal.redf.gov.sa/service-details/extend-info، ليتمكنوا من صرف الدفعات عبر الجهات التمويلية وإعادة الدعم السكني.
The Real Estate Development Fund announced today the introduction of a new mechanism for disbursing financing payments and housing support for beneficiaries of the "Self-Build" and "Land and Loan" programs, who have exceeded 36 months without completing the stages of building their homes.
The fund clarified in a press statement that the new mechanism comes as part of its commitment to innovate sustainable solutions aimed at addressing the challenges faced by beneficiaries of "Self-Build" and "Land and Loan," which contributes to enabling them to disburse financing payments, restore housing support, and complete the stages of building their homes with ease and convenience.
It indicated that the mechanism allows beneficiaries to complete the stages of building their homes without exceeding the disbursement of 6 financing payments, according to conditions and regulations that ensure the continuity of housing support until full readiness for habitation is verified.
It confirmed that one of the main conditions for disbursing the second payment to beneficiaries of "Self-Build" is to complete at least 40% of the construction stages, while there is no requirement to achieve a completion percentage for "Land and Loan" beneficiaries when submitting the application, with an exception for those who have not disbursed the first payment from the requirement to update the construction stages, allowing them to benefit from the mechanism.
The Real Estate Development Fund pointed out that one of the advantages of the mechanism is the retroactive restoration of housing support for beneficiaries after disbursing the financing payment, enabling them to complete the construction of their homes according to their needs, within a framework of governance and methodology that ensures the achievement of housing readiness, emphasizing the importance of beneficiaries committing to update the construction stages after disbursing each payment within a period not exceeding 12 months from the date of disbursing the financing payment to ensure the continuity of housing support.
The fund concluded its statement by confirming that the new mechanism allows beneficiaries wishing to complete the construction of their homes to submit a request for an extension of the deadline through the fund's electronic portal via the link: https://portal.redf.gov.sa/service-details/extend-info, enabling them to disburse payments through financing entities and restore housing support.
