أصدرت محكمة شمال الجيزة الابتدائية، الأربعاء، حكماً بإلزام الفنانة المصرية منى زكي بدفع مبلغ 3 ملايين و630 ألف جنيه تعويضاً لمشترٍ في نزاع قانوني يتعلق ببيع وحدة سكنية في منطقة المهندسين، بعد اتهامها بإخفاء معلومات حول رهن عقاري على الشقة التي باعتها، ما تسبب في أضرار مالية للمشتري.
بدأت الواقعة في يناير 2024، عندما باعت الفنانة منى زكي شقة سكنية تقع في شارع سورية بمنطقة المهندسين بالقاهرة، مقابل 5 ملايين جنيه، وبعد إتمام عملية البيع، تلقى المشتري إنذارات بنكية تُفيد بوجود رهن عقاري على الشقة منذ 2004 لصالح أحد البنوك، مع مديونية متراكمة على الوحدة السكنية تتجاوز 4 ملايين جنيه، ضمن إجمالي مديونية العقار البالغة 29 مليون جنيه.
وأقام المشتري دعوى قضائية ضد منى زكي، متهماً إياها بإخفاء حقيقة الرهن العقاري، ما عرّضه لخسائر مالية كبيرة نتيجة الحجز البنكي على الشقة، وقدّم المشتري مستندات تثبت أن الفنانة لم تكشف عن الوضع القانوني للوحدة أثناء إبرام العقد، ما يُعد مخالفة صريحة لشروط البيع.
وبعد جلسات استماع ومراجعة الأدلة، أصدرت المحكمة حكمها بإلزام منى زكي بدفع التعويض المالي المذكور، مع تحميلها المصروفات القضائية. ولم تصدر الفنانة منى زكي أي تعليق رسمي حتى الآن، فيما أشار محامي المدعي إلى أن الحكم يُعد سابقة مهمة في حماية حقوق المشترين في النزاعات العقارية.
وتعد الفنانة منى زكي، واحدة من أبرز نجمات السينما المصرية، واشتهرت بأدوارها في أفلام مثل «أصحاب ولا أعزّ» و«سهر الليالي»، ومن الوجوه الفنية المحبوبة في مصر والوطن العربي.

The North Giza Primary Court issued a ruling on Wednesday, obliging the Egyptian actress Mona Zaki to pay an amount of 3 million and 630 thousand Egyptian pounds as compensation to a buyer in a legal dispute related to the sale of a residential unit in the Mohandessin area, after she was accused of concealing information about a mortgage on the apartment she sold, which caused financial damages to the buyer.
The incident began in January 2024, when actress Mona Zaki sold a residential apartment located on Syria Street in the Mohandessin area of Cairo for 5 million pounds. After completing the sale, the buyer received bank notices indicating that there was a mortgage on the apartment since 2004 in favor of one of the banks, with accumulated debts on the residential unit exceeding 4 million pounds, part of a total property debt of 29 million pounds.
The buyer filed a lawsuit against Mona Zaki, accusing her of concealing the truth about the mortgage, which exposed him to significant financial losses due to the bank seizure of the apartment. The buyer presented documents proving that the actress did not disclose the legal status of the unit during the contract signing, which constitutes a clear violation of the sale terms.
After hearings and reviewing the evidence, the court issued its ruling obliging Mona Zaki to pay the mentioned financial compensation, along with bearing the court costs. Actress Mona Zaki has not issued any official comment so far, while the plaintiff's lawyer indicated that the ruling is considered an important precedent in protecting buyers' rights in real estate disputes.
