كشف الرئيس التنفيذي للهيئة الملكية لمدينة الرياض المهندس إبراهيم بن محمد السلطان أن إطلاق منصة التوازن العقاري جاء إنفاذا لتوجيهات ولي العهد لمعالجة ارتفاع أسعار العقار السكني في مدينة الرياض عبر حزمة إجراءات ترتكز على 3 محاور رئيسية: زيادة المعروض، وتنظيم القطاع، ومتابعة الأسعار.
تحقيق التوازن
وأوضح السلطان أن توجيهات ولي العهد تمثل خطوة استراتيجية نحو تعزيز المعروض العقاري وتحقيق التوازن بين العرض والطلب، وتأكيداَ على حرص القيادة على رفع مستوى جودة حياة المواطنين وتسهيل التملك.
أسبقية التقديم لا تمنح الأولوية
وأضاف السلطان أن منصة التوازن العقاري تم تطويرها من خلال الهيئة الملكية لمدينة الرياض بالتنسيق مع عدة جهات حكومية، ويستمر استقبال الطلبات حتى 23 أكتوبر 2025 مع التأكيد أن أسبقية التقديم لا تمنح أولوية في الاستحقاق.
مراحل التقديم
وأشار السلطان إلى أن عملية التقديم تمر بأربع مراحل: التسجيل واستقبال الطلبات، التحقق من الأهلية والاستحقاق، القرعة الالكترونية، والبيع على الخارطة.
وأكد السلطان أن منصة التوازن العقاري هي القناة الوحيدة للتقديم، وجميع المراحل من التحقق وحتى إعلان التخصيص ستتم عبرها، وأن الأراضي المخصصة عبر المنصة ستكون ضمن الأحياء القائمة في مواقع متعددة بمدينة الرياض.
The CEO of the Royal Commission for Riyadh City, Engineer Ibrahim bin Mohammed Al-Sultan, revealed that the launch of the Real Estate Balance Platform came in response to the directives of the Crown Prince to address the rising prices of residential real estate in Riyadh through a package of measures based on three main axes: increasing supply, regulating the sector, and monitoring prices.
Achieving Balance
Al-Sultan explained that the Crown Prince's directives represent a strategic step towards enhancing real estate supply and achieving balance between supply and demand, affirming the leadership's commitment to improving the quality of life for citizens and facilitating ownership.
Application Priority Does Not Grant Eligibility
Al-Sultan added that the Real Estate Balance Platform was developed by the Royal Commission for Riyadh City in coordination with several government entities, and applications will continue to be accepted until October 23, 2025, with the clarification that application priority does not grant priority in eligibility.
Application Stages
Al-Sultan pointed out that the application process goes through four stages: registration and receiving applications, verifying eligibility and entitlement, electronic lottery, and selling off-plan.
Al-Sultan confirmed that the Real Estate Balance Platform is the only channel for applications, and all stages from verification to the announcement of allocation will take place through it, and that the lands allocated through the platform will be within existing neighborhoods in multiple locations in Riyadh.
