أظهرت بيانات معهد بحثي اليوم، ارتفاع متوسط أسعار الشقق السكنية الجديدة في العاصمة اليابانية طوكيو بنسبة 96% خلال شهر يوليو الماضي مقارنة بالعام الماضي لتصل إلى 1.7 مليون دولار «265.2 مليون ين».
وارتفعت أسعار الشقق السكنية في منطقة العاصمة الكبرى التي تضم العاصمة وثلاث محافظات محيطة بها بنسبة 63.7% لتصل إلى 1.04 مليون دولار «164.93 مليون ين»، وفقاً لما قاله معهد أبحاث العقارات الاقتصادي.
وارتفع عدد الشقق الجديدة المطروحة للبيع في طوكيو ومحافظات تشيبا وكاناجاوا وساتاما بنسبة 6.9% ليصل إلى 2145 وحدة.
متوسط السعر
تجاوز متوسط سعر الوحدات السكنية الجديدة المعروضة للبيع في منطقة العاصمة طوكيو حاجز 100 مليون ين خلال الفترة من يناير إلى يونيو الماضيين، وذلك للمرة الأولى في أي نصف أول من العام، وفقًا لبيانات أصدرها المعهد الاقتصادي العقاري، أخيراً. وأظهرت البيانات، التي تغطي طوكيو ومحافظات سايتاما وكاناغاوا وتشيبا المجاورة، أن متوسط الأسعار ارتفع بنسبة 13.1% مقارنة بالفترة نفسها من العام الماضي، ليصل إلى 101.35 مليون ين. وفي أحياء طوكيو الـ 23، ارتفع متوسط السعر بنسبة 9.1% ليبلغ مستوى قياسيًا قدره 142.49 مليون ين، مسجلًا بذلك العام الرابع على التوالي الذي تتجاوز فيه أسعار النصف الأول من العام حاجز 100 مليون ين.
مستوى قياسي
أما في محافظة تشيبا، فقد قفز متوسط الأسعار بنسبة 56.8% ليصل إلى مستوى قياسي بلغ 89.97 مليون ين، مدفوعًا بمبيعات وحدات سكنية فاخرة في مدينة فوناباشي. كما سجلت بقية مناطق طوكيو ومحافظة كاناغاوا مستويات قياسية في متوسط الأسعار، بينما شهدت محافظة سايتاما تراجعًا طفيفًا. ويُعزى هذا الارتفاع إلى زيادة تكاليف البناء ونقص الأراضي في أحياء طوكيو الـ23، الأمر الذي دفع شركات التطوير العقاري إلى طرح مزيد من الوحدات السكنية الجديدة في المناطق المحيطة بوسط العاصمة، ما أسهم في زيادة الإقبال على تلك المواقع
Data from a research institute today showed that the average prices of new residential apartments in the Japanese capital, Tokyo, rose by 96% in July compared to last year, reaching 1.7 million dollars (265.2 million yen).
The prices of residential apartments in the Greater Tokyo Area, which includes the capital and three surrounding prefectures, increased by 63.7%, reaching 1.04 million dollars (164.93 million yen), according to the Economic Real Estate Research Institute.
The number of new apartments offered for sale in Tokyo and the prefectures of Chiba, Kanagawa, and Saitama rose by 6.9%, reaching 2,145 units.
Average Price
The average price of new residential units offered for sale in the Tokyo metropolitan area surpassed 100 million yen during the period from January to June for the first time in any first half of the year, according to data recently released by the Economic Real Estate Institute. The data, which covers Tokyo and the neighboring prefectures of Saitama, Kanagawa, and Chiba, showed that average prices increased by 13.1% compared to the same period last year, reaching 101.35 million yen. In the 23 wards of Tokyo, the average price rose by 9.1%, reaching a record level of 142.49 million yen, marking the fourth consecutive year in which prices in the first half of the year exceeded 100 million yen.
Record Level
In Chiba Prefecture, the average prices surged by 56.8%, reaching a record level of 89.97 million yen, driven by the sales of luxury residential units in Funabashi City. The rest of the areas in Tokyo and Kanagawa Prefecture also recorded record levels in average prices, while Saitama Prefecture experienced a slight decline. This increase is attributed to rising construction costs and a shortage of land in the 23 wards of Tokyo, which has led real estate development companies to offer more new residential units in the areas surrounding the city center, contributing to increased demand for those locations.
