أتاحت منصة «إيجار» سلوك المستأجر والمؤجر، بعد إطلاق خدمة مؤشر السلوك الإيجاري، التي تهدف إلى رفع مستوى الشفافية وتعزيز الثقة في السوق العقارية، من خلال إصدار تقرير يوثق السلوك الإيجاري للمستأجر طوال فترة تعامله عبر الشبكة، بما يساعد على بناء قرارات تأجيرية تستند إلى بيانات دقيقة وموثوقة، ويعزز الالتزام بالعقود ويحفظ حقوق جميع أطراف العلاقة الإيجارية، ويساعد على الحد من المماطلة والإخلال بالالتزامات التعاقدية، ويرتكز المؤشر على 5 معايير رئيسية تشمل الانتظام في سداد الأجرة، واستمرارية العلاقة التعاقدية، والموثوقية المالية، وجودة التواصل مع المؤجر والوسيط العقاري، والالتزام بالأنظمة والتعليمات، بما يسهم في قياس السلوك الإيجاري بصورة موضوعية ورفع كفاءة التعاملات في القطاع.
وكانت منصة «سكني» أتاحت خدمة المؤشر الإيجاري، التي تمكن المستأجر من الاطلاع على متوسط أسعار الإيجارات في مختلف مدن السعودية، وصولاً إلى مستوى الأحياء، بما يساعده على معرفة القيمة الإيجارية العادلة قبل إبرام العقد، ويحد من الوقوع في المبالغة بالأسعار أو محاولات التضليل، كما يعزز الشفافية في السوق العقارية، ويتيح للمؤجر والمستأجر الاستناد إلى بيانات موثوقة عند التفاوض على القيمة الإيجارية.

The "Ejar" platform has enabled the behavior of tenants and landlords, following the launch of the rental behavior index service, which aims to raise the level of transparency and enhance trust in the real estate market by issuing a report that documents the rental behavior of the tenant throughout their dealings via the network. This helps in building rental decisions based on accurate and reliable data, enhances commitment to contracts, protects the rights of all parties in the rental relationship, and helps reduce procrastination and breach of contractual obligations. The index is based on 5 main criteria, including regularity in rent payment, continuity of the contractual relationship, financial reliability, quality of communication with the landlord and real estate broker, and adherence to regulations and instructions, contributing to objectively measuring rental behavior and improving the efficiency of transactions in the sector.
The "Sakani" platform has provided the rental index service, which enables tenants to view the average rental prices in various cities in Saudi Arabia, down to the neighborhood level. This helps them know the fair rental value before signing the contract, reduces the risk of inflated prices or attempts at deception, enhances transparency in the real estate market, and allows landlords and tenants to rely on reliable data when negotiating rental values.
