من الواضح أن الدولة دخلت مرحلة جديدة في إصلاح سوق العقار، والكل سمع خطاب ولي العهد الأمير محمد بن سلمان تحت قبة الشورى، عندما قال:«إن أسعار السكن وصلت إلى مستوى غير مقبول بالنسبة لدخل المواطن، وإنه آن الأوان نصحح الوضع».
وأكد سموه أن التعديلات على نظام رسوم الأراضي البيضاء راح تصدر خلال شهرين فقط يعني المسألة جدّية وما فيها تأجيل.
هنا نقرأ نوايا الدولة الصافية، والهدف واضح توفير سكن ميسر ومناسب لكل مواطن. لكن المشكلة أن هناك نفوسا هزيلة ما يتركون بابا إلا ويحاولون يدخلون منه بحيلة.
آخر حيلهم المكشوفة ما يسمى بالهبات العقارية تجد الأرض الكبيرة تُقسم إلى قطع صغيرة، وتُسجل كهبات بين أصحابها، والهدف الحقيقي تهرّب من الرسوم، ليس كرمًا ولا عطاء.
النتيجة سوق سوداء على الورق، ومواطن مسكين يطالع الأسعار وما يدري وين يروح.
اللي نتمناه اليوم أن الجهات المختصة توقف هذه اللعبة من بدايتها وتجهضها بمعنى أي هبة مشبوهة تُرصد فورًا، والذي أخذ أرضًا بهبة وهمية ما يستفيد لا من قرض بنكي ولا عقاري.
والذي يدخل في دوامة عقود وهمية ويوقف عند باب المحكمة، لازم يعرف أن فيه عقوبة تنتظره، لأن المحاكم مو فاضية لمسرحيات من هالنوع.
الموضوع ببساطة معركة بين دولة تشتغل من أجل المواطن، وبين متحايلين يبحثون عن مصلحتهم حتى لو عطّلوا الإصلاح.
المواطن يستاهل بيتا وسكنا مريحا، والمتلاعب يستاهل نظاما يوقفه عند حدّه.
خلونا نقولها بصراحة الدولة تبني، والهبات الوهمية تهدم، والاختيار عندنا كلنا نكون مع الإصلاح أو مع التشويه.
فالتعاون مطلوب ودحر التلاعبات مطلب الجميع.

Their latest exposed trick is what is called real estate gifts, where large plots of land are divided into smaller pieces and registered as gifts among their owners, with the real aim being to evade fees, not out of generosity or charity.
The result is a black market on paper, and a poor citizen looking at prices without knowing where to turn.
What we hope for today is that the relevant authorities put an end to this game from the very beginning and thwart it, meaning that any suspicious gift should be monitored immediately, and anyone who receives land through a fictitious gift will not benefit from either a bank loan or a mortgage.
Those who enter into a spiral of fictitious contracts and find themselves at the courthouse must know that there is a penalty awaiting them, because the courts are not free for dramas of this kind.
The issue is simply a battle between a state working for its citizens and fraudsters seeking their own interests even if it disrupts reform.
Citizens deserve a comfortable home, and those who manipulate deserve a system that holds them accountable.
Let’s say it frankly: the state builds, while fictitious gifts destroy, and the choice is ours to either support reform or contribute to distortion.
Cooperation is required, and the eradication of manipulations is a demand for everyone.
